Broken or slipped Roofing tiles can cause rainwater to seep into the roof and cause issues such as damp and rotting wooden battens.
Ridge tiles often become loose or dislodged after high winds etc as a result of the breakdown of the original mortar after years of exposure to the elements - especially rain and frosts. Rain will enter any small crack, and if then subjected to a frost, the water will expand causing more cracking and the eventual crumbling of the mortar.
Chimney stack repointing and Flaunching
Chimney flaunching, often an unknown part of the chimney, is a bed of mortar that is used to hold the chimney pot in place, shielding the rainwater from the chimney. This flaunching may become cracked and loose due to age and deterioration. It’s not visible from the ground or easily spotted from the roof due to its height. If the flaunching has broken, water will run directly through the cracks.
Lead flashing covers any gaps in your walls and chimney stack that can allow water ingress or draughts to enter your home. Lead work can prevent damp, leaks and cracks from occurring in your property, which can lead to further extensive damage.

The most probable reason for a felt roof leak is due to the felt that has either developed a crack or the felt has peeled away from the surface it was stuck on. This can happen due to exposure to UV, expansion & contraction due to temperature changes or high winds. Repointing brickwork is the process of renewing the outer portion of the mortar joint that connects the bricks. If you can easily see open joints around the mortar bed, then it is time to think about repointing.If left to deteriorate, rainwater can seep into the exposed joints and cause damp to form inside the home.
